Q. What is a Warranty Deed?
A. A warranty deed is a type of deed where the grantor (seller) guarantees that he or she holds clear title to a piece of real estate and has a right to sell it to the grantee (buyer).
Q. What is due diligence?
A. Due diligence is the research you, as the buyer, are urged to complete prior to entering into a contract. This includes questions to the county, or to Online Land Hub, or visiting the land in person. We strongly encourage you to feel satisfied about your knowledge of the property PRIOR to buying. Down payments are non-refundable.
Q. What is the property zoned?
A. Most properties will allow zoned residential, however some more rural properties do not have any zoning at all. We strongly suggest to check with the county for zoning status.
Q. Are there time limitations to build?
A. Unless specified in our listing, there are no time limits in which an owner must build on the property.
Q. Are the mineral rights included with the property?
A. Generally speaking, no. Chances are the mineral rights are owned by the Government or the railroad entities.
Q. Is someone available to help me locate the property?
A. Most property is purchased in bulk from many different sources. We go to great lengths to provide accurate information in our postings regarding the location of the land; however, should you have any questions, please call us and we will assist in the best way possible.
Q. Is the property staked or surveyed?
A. Most of the properties have been surveyed in the past but probably do not still have the corners marked. Contact us for copies of surveys.
Q. Should buyers personally inspect property before making a purchase?
A. Yes, we highly recommend every buyer inspect each property and perform all of their due diligence before entering into a contract.
Q. How can buyers find out more information about the lots they wish to purchase?
A. We always encourage buyers to call the county or state agency in which the property is located.
Q. Are you the land owner?
A. No, all land is owned by Scott Wigginton. All monthly payments and the down payments are made to Classic Country Land. Online Land Hub does not handle the contracts or payments.
