Here at Online Land Hub, we try to make it as simple as possible to purchase the land you want and start making your dreams come true! We only require $199 down and a $199 document fee (doc fee is one time per transaction, no matter how many properties you purchase). We also offer FIXED interest rates with easy monthly payments set on the 1st or 15th of the month, as long as the first payment is within 30 days of the sale.
Best of all, we don't do any background checks or credit checks either, so everyone is approved guaranteed! Oh, and did we mention there is absolutely no prepayment penalty? None! Your monthly payment is applied to your account balance using simple interest on the unpaid balance. Any and all extra monthly payments will be applied directly to the principal. All extra payments will directly lower your balance, reducing the overall interest you pay on your purchase.
After the purchase is made, we secure your property and you are able to use it that day! After the terms and conditions are agreed upon between Online Land Hub and the customer, then we submit everything for the contract to be completed. The contract for deed is typically done and emailed to you within 3 to 4 business days after the deposit is paid. While under contract, the property is restricted to some light covenants that have been set in place in order to keep things as tidy as possible for all parties (check FAQs for covenants).
Don't worry though, you are still able to build that amazing vacation home or cabin you have been dreaming of, while under contract! Once the customer has paid for the property in full, you become the new owner and you will receive the final deed through the mail.
