Rio del Oro Subdivision is a very large development consisting of 47,000 acres located between Belen and Los Lunas, east toward the Manzano Mountains. The area really boasts some of the finest unspoilt nature in the US and has all the conveniences of a nearby major city, Albuquerque, and you can even get there by taking a new commuter solar train running to Belen and even Santa Fe. Rio Del Oro lots can provide a solution for all budgets. NOTE: In order to build on these lots, drill a water well, and add septic, you have to have a minimum of .75 acres or 3 contiguous .25 acre lots. If you buy a single .25 acre lot you can only camp (RV, tent, camper, etc.) up to 45 calendar days per year. You can contact the Construction Industries Division of New Mexico (CID) and get an approval for a cabin/no wheels attached with a composting toilet/port-a-potty and a water catchment system if you wish, but it will be up to the CID to approve this. The open countryside, with its native grasses, wildflowers and the nearby Manzano Mountains towering over 10,000 feet, provide a picturesque backdrop to the property. The Manzano Mountain Wilderness covers nearly 37,000 acres, encompasses most of the mountain with incredible hiking, cross country skiing and an abundance of wildlife. The main population of the area is along the I-25 corridor and the Rio Grande River. There are many nice homes in the already developed areas.

Where is the property located?
Rio del Oro sits on 47,000 acres between Belen and Los Lunas, New Mexico, stretching east toward the Manzano Mountains. Albuquerque is a short drive away, and a commuter solar train connects the area to Belen and even Santa Fe.
What about utilities?
Power, phone, water, and sewer currently reach parts of the development, mainly units 46, 55, and 57, with partial service in units 47 through 64 — extensions haven't reached every unit yet. Local regulations don't allow wells or septic systems on lots under 0.75 acres, so smaller parcels suit recreation or investment better than a home site.
What will the road surface be like?
Lots are reached by public dirt and gravel roads that connect back to paved highways — consistent access across the subdivision's units.
Financing
What is the minimum down payment amount to purchase and are there closing costs?
A minimum of $999 down payment is required for purchase. Closing costs are currently a nominal $249.00 for us to prepare all of the legal documents required for the contract for deed.
How does the contract-for-deed process work?
Once you and CCL agree on a property and payment plan, we send you a contract for deed to sign. After both parties sign, the land is yours to use while you make payments directly to us — no bank, no middleman. We hold the deed until the contract is paid in full, then convey it to you, completing your ownership.
Zoning & Taxes
What zoning applies to the property, and what are the property taxes for the parcel?
The zoning allows Residential/Recreational. Property taxes on rural, undeveloped land are generally very inexpensive; however, the amount can vary based on location and the value of surrounding properties. Please ask your sales associate if you need a more accurate estimation of a given tract.
Land Use & Rights
Are mineral rights included?
By default, Classic Country Land retains the mineral rights where we hold them, so they don't automatically transfer with the land. But here's the good news: on many of our properties we do hold the mineral rights — and we're happy to sell them with your tract. If owning the minerals under your land matters to you, ask us: we'll tell you exactly what's available for this property and what it would add.
Is there an hoa or poa?
Not every property in our inventory carries the same restrictions. Many of our tracts have no HOA or POA at all, while some developments do include a property owners' association with its own dues and covenants. Can I camp or park an rv on my land?
It depends on the property. Plenty of our land welcomes recreational camping and RV parking, especially while you're getting to know it before building — but some developments' recorded restrictions limit or prohibit it. Are mobile or manufactured homes allowed?
This varies by development. A number of our properties allow mobile or manufactured homes, while others' recorded restrictions call for site-built construction only. Is hunting allowed?
